Potential Analysis

By creating high-quality BIM models for architecture and structural engineering, LIST Eco prepared BIM-based building resource passports in accordance with DGNB standards for a comparison of options involving existing buildings, renovation projects, and new construction. This was done based on a feasibility study conducted by the Cologne Building Management Authority.

Detailed data on building information, building dimensions, and documentation were used and expanded upon. In addition, a BIM-based circularity assessment and life cycle assessment were conducted. The result is a visualization of the comparisons between the “demolition/new construction” and “renovation” options in terms of greenhouse gas emissions, primary energy demand, and circularity.

Through this pilot project, the City of Cologne’s Building Management Department aims to gain insights into the effort involved, the implementation process, and the steps required—from the creation of BIM models to the completion of the building resource passport. In addition, the study highlighted how different materials perform in terms of their emissions and circularity. In particular, the comparison of emissions between building preservation and new construction was a key focus of the joint discussions and the review of the results. Based on the insights gained, the City of Cologne’s Building Management Department intends to implement the requirements for the building resource passport in future projects.
